The lack of long term rentals in South Walton is a major hurdle for people who want to move to our area. And a major headache for locals looking to move. Many homes and condos are on the lucrative, short-term vacation rental market, leaving little to choose from.

For plain proof how hot the long-term rental market is, the just-completed TerraMar Apartments are nearly filled up. TerraMar is a brand-new 250-home Mediterranean-style apartment community on Hwy 98 near the West end of Scenic 30A in Santa Rosa Beach.

ResortQuest Real Estate has announced the September 2013 top producer of its Northwest Florida locations that stretch from Perdido Key to Panama City Beach, FL. Brett Bianca of the Tops’l Beach and Racquet Resort office received top honors for highest closed sales out of more than 100 ResortQuest REALTORS.
 

Northwest Florida was one of the hardest hit regions in Florida during the most recent recession. As a result, it is has been one of the most opportunistic regions coming out of the recession. The area has fundamentals that support significant growth and yield over the next twenty years. The area relies heavily on defense, construction, and tourism. Construction and tourism took a substantial hit over the past few years, but have hit record numbers this year.

The latest real estate statistics for August 2013 in Walton County show continued improvement – sales are up, prices are up, inventory is lower. A fact that jumps off the page is that the average sales price of single family homes is up 45% over the same month last year. The average days on market is down 36% which means properties are selling faster, and inventory is down 10%.

The upscale project known as 30Avenue has broken ground on a 16-acre site where Scenic 30A meets US 98 at Inlet Beach. The sleepy community is waking up, and several projects are planned on South Walton's east end.

The latest real estate statistics for July 2013 in Walton County show continued improvement – sales are up, prices are up, inventory is lower. A fact that jumps off the page is that the average sales price is up 42% over the same month last year.
