Some residents don?t think anything should be built at the corner of County Roads 395 and 30A without planning for the growth it will bring.
"There just isn?t the infrastructure to keep building," Gale Culling, a Seagrove resident said.
"We already have major traffic problems here," she said. "We don?t have plans to make it better."
A group of local developers are planning to revamp the one-and-a-half acre block that runs from the northwest corner of County Road 395 and 30A to Grove Avenue.
"We are trying to do one unified project that does more to enhance the Seagrove area than it does to destroy it," Billy McConnell, local Realtor and spokesperson said.
"Traffic concurrency is being studied," he said.
There will be an opportunity to voice to opinions about the project at a community meeting on Feb. 17 at the Seaside Meeting Hall (behind Modica Market), at 5 p.m.
"Nothing is set in stone, this is just our vision," McConnell said. In McConnell and his partners? vision, the block will get a new look but keep some of its more familiar elements.
Current plans call for a new 30-room hotel called Seagrove Hotel to be built.
"It will have an exclusive destination spa orientation," McConnell said.
Next door, Seagrove Village Market Caf? will be leveled then rebuilt "exactly as it is," McConnell said, "you won?t be able to tell the difference."
He said the age-deteriorated building would not be suitable for business much longer if left as is.
Seagrove founders, Cube McGee, Sr. and Cube McGee Jr, built the market 56 years ago. McConnell said he and his partners plan to keep the front fa?ade of the building if it is structurally feasible.
As planned now, the new Downtown Seagrove would include aesthetically unified commercial space in the building along CR 395. Ten new condos will reflect the same architectural style.
The western lot on CR 30A will remain a green area. Plans are to take the bike path through the park area instead of along the street.
A 94-unit underground parking lot would be under the hotel. A designated area will be for hotel and spa guests and a larger portion of the lot will be for people enjoying Downtown Seagrove, McConnell said.
"Nothing has been approved," Chip Haring, a Seagrove resident involved in the project said. "We are working with county officials to make sure we are doing it right."
Shortly after the community meeting, developers will submit a pre-application to the county, McConnell said. If everything goes as planned, the project should take about two years.
"All of their comments and ideas will be brought into consideration (at the community meeting)," McConnell said.
"It needs to be done right," Haring said.
Doing it "right" includes keeping the old growth of oak trees and putting in more green than is taken out, McConnell said.
