The South Walton real estate market statistics for January 2022 reveal what is happening in the South Walton Real Estate Market. We are seeing continued falling inventory and rising prices in South Walton and Scenic 30A real estate. Single family homes closed sales were up 11.7% in January 2022 compared to the same month last year. Pending sales were down 9.7%. The number of all-cash closed sales was up 43.1%, a number that is a hot topic among South Walton realtors.
The inventory of active listings was down 19.7%. Median sales price rose notably at 9.2%. Dollar volume was up 19.4% over last year at $347.1 Million.
Months Supply of Inventory for Walton County single family home sales continues to fall, down 28.6% compared to the same month last year at 1.0 months for January 2022, signaling an extreme sellers' market. Many properties are selling without being listed publicly.
Condominium and townhome closed sales were even at 0.0% in January 2022 compared to the same month last year, further evidence that inventory has dried up. Pending sales are down 10.6% and inventory down 29.9%. The median sales price was up 25.9%.

Months Supply of Inventory is an indicator of the state of the market, whether it is a buyers' market or a sellers' market. The benchmark for a balanced market (favoring neither buyer nor seller) is 5.5 Months of Inventory. Higher numbers indicate a buyers' market, lower numbers a sellers' market.
Closed Sales are one of the simplest—yet most important—indicators for the residential real estate market. When comparing Closed Sales across markets of different sizes, we recommend comparing the percent changes in sales rather than the number of sales. Closed Sales (and many other market metrics) are affected by seasonal cycles, so actual trends are more accurately represented by year-over-year changes (i.e. comparing a month's sales to the amount of sales in the same month in the previous year), rather than changes from one month to the next.
