South Walton Real Estate Report for Oct 2013

The latest real estate report for October 2013 in Walton County shows some interesting statistics compared to the same month last year - cash sales are up and so is inventory. It's been awhile since we've seen inventory rise compared to the same month compared to the previous year. Not really surprising given the number of sellers who see a hot market and are looking to cash in, also the high amount of building and spec homes under construction.
Median sales price and average sales price nudged down, while median days on market is down a whopping sixty percent. Cash Sales can be a useful indicator of the extent to which investors are participating in the market. Why? Investors are far more likely to have the funds to purchase a home available up front, whereas the typical homebuyer requires a mortgage or some other form of financing. There are, of course, many possible exceptions, so this statistic should be interpreted with care.
