With 12 months of available inventory, the market is considered balanced, offering opportunities for both buyers and sellers.

Home sales in WaterSound Beach remained steady in the first half of 2025, with 11 sales— up slightly from 10 sales for the same period in 2024. WaterSound Origins recorded 65 home sales in the first half of 2025, a 14% decrease compared to the same period last year. The average price per square foot stands at $488, down slightly by 2%. With 89 active listings, competition is increasing, and homes with strategic pricing and updated finishes will stand out. This community remains a popular option for full-time residents and second-home buyers alike, offering strong value within the 30A corridor.

30A East-End (Non-Waterfront) - Sales volume for the first half of 2025 was down 9%, and average days on market increased to 103, up from 72 a year ago. The good news: pricing has held fairly steady, with average price per square foot down just 1%. The sales-to-list price ratio remains consistent at 94%, reflecting stable negotiation dynamics. However, condo sales are down 35%, with a 20% drop in price per square foot, largely due to ongoing insurance and legislative challenges impacting this segment.

30A West-End (Non-Waterfront) - The west end of 30A is outperforming other submarkets in terms of sales activity, with a 13% increase in sales mid-year 2025. However, price per square foot declined 6%, and with 29 months of inventory on the market, downward pressure on pricing is likely. While buyers benefit from more options, sellers in this area may need to adjust expectations and pricing strategy.

The only people that can afford Alys Beach are multi millionaires. Allegedly there is a $50K initiation fee to the HOA when you buy a property. Add in astronomical property taxes, flood insurance, and homeowner's insurance.
