Wolf Creek Residential Phase I
As a major project, Wolf Creek Residential Phase I will also undergo the planning commission and BCC review process.
This is a request on behalf of C & R Freeport for approval of 338 single-family lots, a future amenity center, and infrastructure on 170.06 acres on the south side of Don Graff Road, six miles east and three miles north of the U.S. 331/SR-20 intersection, east of Freeport.
The property is in a Rural Residential future land use area and a Rural Village zoning district.
Introducing the project, Stephen Schoen said that some Walton County Environmental and right-of-way reviewer comments were currently missing . He added that from what he had seen of the submittals, development would stay out of the environmentally-sensitive areas.
The site contains three acres of wetlands, according to the project staff report.
Schoen said the applicants had indicated willingness to work with the Walton County School Board on whatever accommodations or mitigation efforts were requested.
Andrea Ward noted that, from looking at the site plan provided with the initial application, it appeared that temporary turn-arounds would need to be added for the stub streets if other phases were envisioned for the future. She added that the right-of-way protection zone needed to be depicted in the plans.
Speaking on behalf of the applicants, engineer Jon Nash said he believed those comments and one on the landscape plans had been addressed in two recent resubmittals.
He confirmed that no impacts on the wetlands were being proposed and said that a revised traffic study that had been requested had been furnished. Nash said representatives of the applicants would be meeting with Walton County Public Works to go over the latter study and work through any issues. He said that anything to be addressed with the school board or traffic requiring work on the applicants’ part would be made conditions of the development.
The committee members voted to move the project forward in the process upon the condition of any outstanding reviewer comments being resolved, including any still to be provided by reviewers.
